Six steps from search to keys.

Pre-Approval

I connect you with two or three lenders so you can compare rates and programs. You need pre-approval before you shop — sellers won't consider offers without it.

Hunt

I send curated listings, schedule showings around your life, and give honest takes on every property. You only spend time on homes that make sense.

Offer

I review comps, structure terms, and write an offer designed to win without overpaying. Escalation clauses, contingencies, timelines — every detail handled.

Inspection

A trusted inspector walks the home with you. I negotiate repair credits, price adjustments, or seller concessions based on what turns up.

Appraisal & Underwriting

The lender verifies value and finalizes your loan. If the appraisal comes in low, I negotiate the gap. If underwriting requests more paperwork, I keep things moving.

Closing

Final walk-through, documents signed, keys in hand. Closing usually takes 60 to 90 minutes. You walk out a homeowner.

Financing

Loan programs worth knowing.

I work with local lenders who understand every program on this list. The wrong loan can cost you tens of thousands over 30 years. The right one saves the same amount.

Conventional

3–20% down, best for buyers with solid credit and steady income. Most flexible option, no mortgage insurance once you put 20% down.

FHA

As little as 3.5% down, easier credit requirements. Strong choice for first-time buyers or anyone rebuilding credit.

VA

0% down, no PMI, competitive rates — for active-duty service members, veterans, and qualifying surviving spouses. One of the strongest loan products you can use.

Down-Payment Assistance

Many states offer grant and second-lien programs. I match your situation to the right one — too many buyers miss thousands by not asking.
